161 unit scheme purchased by Linden homes.

This site, situated just outside a small town in Bedfordshire was exchanged with Linden Homes in May 2018. Linden homes are now progressing the planning application for 161 units and expect construction to commence early 2019. 

Part of the site was previously home to a commercial business that has now relocated.This part of the site was not situated in the local plan but was adjacent to land that was allocated, It was then determined a scheme that included this land was much more viable than the allocated land alone and a scheme was drawn which is shown below. 

This project also has further surrounding lands and UK Land are planning to approach the council with a masterplan for around 500-600 units which will help deliver even more much needed housing in the area.

UK Land acquired planning consent for this large luxury unit in Hertfordshire in 2018. Projects of this size normally fall outside of UK Land's range but due to the amazing area potential of this site we decided to pursue the project. 

The site was orignally an empty lot of land with an old car garage belonging to a Grade 2 listed property that backs onto this plot. At first glance it was mentioned that achieving planning was an impossible task due to the building existing for a long time with historic ties to the front property.

It was decided the building was not of any significant value as its determination was a simple car storage built by a long-term previous owner. UK Land submitted an application for residential planning in 2018 and planning was granted for a 4 bedroom detached property with an associated garage.

UK Land has a further vision for this property to yet again enhance the property's status. The property has it's own private road and entance and over 1 acre of flat green land. Further drawings are being worked up to create an eco-friendly unit that will compliment it's location.

Bangor, Wales - Hotel Development

Hotel scheme in Bangor

A 50-room hotel project in the heart of a university City in Wales.

UK Land achieved planning consent for 10 student flats on the land of a currently operating pub on the high street of Bangor.  The pub attracts many visitors due to its central location in the university city and in 2018 UK Land decided that the planning would need to be changed to make better use of the property.

UK Land submitted a pre-application for a 50-room hotel with an attached pub, and a positive response was received by the local authority.

This scheme of a hotel with a bar and restaurant would benefit the location much more positively as there is a high need for hotels in the centre of Bangor. UK Land is currently looking to bring on a hotel chain partner to take over the project and deliver the scheme.
